Victorian Open Houses this weekend. Do you want to see some cool homes? Come to Port Townsend.

On Saturday March 19th. The  Port Townsend Realtors ®  will have a open house tour of homes of historical significance open from 11am to 3pm.  This is part of the weekends Victorian Heritage Days.  There will also be walking and bus tours of Historic Port Townsend.

In addition to historic homes being held open there will be lectures on Understanding Old Homes and Weatherizing Old Homes. Both presented by the Port Townsend School of Woodworking. Costs for each lecture is a donation of $10 for adults and $5 for kids. Both lectures will be held at the Seminar Building at Fort Worden. You can order your tickets by following this link.

I am going to be attending both lectures on Friday and going to the open houses on Saturday. There are a lot of other activities happening all weekend. Anderson Island Washington Zero Down Homes are Possible!

Are you tired? Tired of the commute, neighbors dogs barking, tired of being bombarded with so much static that you do not know what end is up any more?

Anderson Island is the southern most island in the Puget Sound. A 20 minute ferry ride from the mainland. 30 minutes from JBML and 45 minutes from Tacoma. At this time (2/12/11) there are 37 homes for sale on Anderson Island with a median price of less than $185,000. Imagine living on an island for less than the median price of a home on the mainland. How can this be possible?

Anderson Island has its’ charms that is for certain. It does not have a lot of development. There is a small general store that has a couple of gas pumps. There is a coffee shop that serves sandwiches and pastries. There is a 9 hole golf course and a restaurant. The elementary school goes to grade six. There is no big box retailer, no home improvement super store, no theater showing the latest 3d movie. There is an abundance of peace and quiet, community, and calm

Anderson Island Sales Year To Date

I am going to a listing appointment today on Anderson Island and I was pulling up the statistics for the island.

There are currently 59 homes for sale on Anderson Island. Minimum price $69,000 and Maximum price $1,750,000. The median value is $257,000 and the Average price is $333,000. Average days on market is 123 days.

7 homes have sold this year on Anderson Island.

Looks like there is enough inventory on the island for the next 4+ years at the current rates. If you are going to be selling on Anderson Island you need to make sure you are pricing your home right and working with an agent who gets the word out. Of course I think I am that guy but you need to see for yourself.

USDA Washington State 2010 Income Levels Have Changed

The USDA has announced some changes to the 2010 Washington State Income Levels to qualify for 100% zero down USDA financing.

Take a look at table below to see what the income levels for where you live have been adjusted to. Income levels in Pierce County is now at $80,050 for a family up to 4 people. The income level is a very doable level for many of the homes located in Pierce County.

If you’re considering buying a home in Pierce County and you are not considering buying within the City Limits of Tacoma you might just find USDA financing a very valuable way to help your family get into a home this year.
